Understanding Leasehold Basics

What am I actually buying with a leasehold property?

You are buying the right to occupy the property for the length of the lease. You are not buying the land the property sits on or the building itself—that is owned by the freeholder. It is like a very long-term tenancy agreement.

What is the difference between freehold and leasehold?

Freehold means you own the property and the land it stands on outright. Leasehold means you only own the property for a fixed period and are subject to the terms of a lease document agreed with the freeholder.

What is a "Share of Freehold"?

This is where the leaseholders of a building collectively own the freehold, usually through a limited company. This gives you more control over the management and costs of your building, but also comes with legal responsibilities.

What is a peppercorn rent?

This refers to a very low or nominal ground rent (effectively zero). Modern legislation aims to reduce ground rents on new residential leases to a peppercorn, but many older leases still have significant ground rents.

How short is a "short lease"?

A lease with under 80 years remaining is often considered "short." It can become much more expensive to extend (due to 'marriage value') and many mortgage lenders will refuse to lend on such properties. We check this as a priority.
