Your Property Sale Questions Answered

The Selling Process

When should I instruct a solicitor?

You should instruct a solicitor as soon as you decide to put your property on the market. This allows us to complete the initial paperwork and property information forms early, so we are ready to send a draft contract to the buyer's solicitor as soon as you accept an offer.

What documents will I need to provide?

You will need to provide proof of your identity, the title deeds (if you have them), and complete standard property information forms (TA6 and TA10). If the property is leasehold, we will also need a copy of the lease and details of the managing agent.

How long does a property sale take?

A typical freehold sale takes around 12-16 weeks. Selling a leasehold property can sometimes take longer due to the need to obtain information from a third-party managing agent. Our proactive approach is designed to minimise these delays.

Common Challenges & Solutions

What happens if the property chain breaks?

A chain breaking can be very stressful. Our experienced team excels at communicating with all parties in the chain to identify issues early and find pragmatic solutions to keep the chain together wherever possible.

How do you handle enquiries from the buyer's solicitor?

We respond to all enquiries promptly and accurately, working with you to provide the necessary information. Our expertise helps us to anticipate common enquiries, allowing us to prepare the information in advance to keep the transaction moving.

What is the difference between exchange and completion?

Exchange of contracts is the point at which the sale becomes legally binding. Completion is the final day when you receive the sale funds, and the buyer gets the keys. We manage both of these crucial steps to ensure a secure and timely conclusion.
