Correcting & Updating Your Title

There's a mistake on my title deeds. Can it be fixed?

Yes. The Land Registry can correct errors, but you will need to provide strong evidence to support your application. We can manage this process of 'rectification' for you, from gathering evidence to submitting the formal application.

How do I add my partner's name to the deeds?

This is done via a 'Transfer of Equity'. Our conveyancing solicitors will draft the transfer deed, and if there is a mortgage, obtain the lender's consent before registering the change with the Land Registry.

My property has never been registered. Is this a problem?

While not necessarily a problem, registering your property provides a state-guaranteed title, makes it much easier to sell in the future, and protects you against fraud. We strongly recommend a voluntary 'First Registration' and can handle the entire process.

How do I resolve a boundary dispute with my neighbour?

The first step is a thorough review of both properties' title plans. We can then advise on your legal position and negotiate with your neighbour. If an agreement is reached, we can draft a formal Boundary Agreement to be registered with the Land Registry.

What is Adverse Possession?

Adverse Possession is the legal principle of acquiring ownership of land by possessing it for a long period (typically 10 or 12 years) without the owner's permission. These are complex applications that require a high standard of evidence, and we are experts in handling them.

How do I split the title of my property to sell part of it?

This is called a 'Transfer of Part'. It requires a new, compliant title plan to be drawn up, showing the exact parcel of land being sold. We manage the drafting of the transfer deed and the registration of the new, separate title at the Land Registry.
