What is a rent review?

A rent review is a process agreed in a commercial lease that allows the landlord to periodically adjust the tenant's rent to the current market level. The specific timing and process are dictated by the rent review clause in the lease agreement.

What does "upwards only" mean?

Nearly all modern commercial leases contain an "upwards only" rent review clause. This means the rent can either increase to match the market rate or stay the same; it cannot go down, even if market rents in the area have fallen.

How often do rent reviews happen?

This depends entirely on what was agreed in the lease. The most common intervals are every 3 or 5 years, but we will review your specific lease to confirm the exact dates and terms.
