Why is selling a leasehold property more complicated?

Selling a leasehold involves a third party: the freeholder or their managing agent. We must obtain a detailed information pack from them and satisfy their requirements, which can add time and complexity compared to a freehold sale.

What is a Leasehold Management Pack (LPE1)?

The LPE1 is a standard form containing information about the lease, service charges, ground rent, planned major works, and building insurance. It is a critical document that the buyer's solicitor will need to review, and we request it at the very beginning of the process.

How long does a leasehold sale take?

While a standard sale is around 12-16 weeks, leasehold sales can sometimes take longer due to the time it takes for managing agents to respond. Our proactive approach involves chasing these third parties relentlessly to minimise delays.

What are 'Deeds of Covenant'?

A Deed of Covenant is a document that the buyer may need to sign to agree to be bound by the terms of the lease. We will advise if this is required by the lease and prepare the necessary documentation for the buyer.
