What is the difference between a Section 21 and Section 8 notice?

A Section 21 notice is the 'no-fault' route to possession, which can be used to end an Assured Shorthold Tenancy (AST) after its fixed term. A Section 8 notice is used when the tenant has breached the tenancy agreement, for example by not paying rent.

How long does the eviction process take?

What is an unlawful eviction?

An unlawful eviction is when your landlord tries to force you to leave your home without a court order, for example by changing the locks, cutting off utilities, or using threats and intimidation. This is a serious criminal offence, and you have strong legal protections.

What if my landlord has not protected my deposit?

If your landlord failed to protect your deposit in a government-approved scheme within 30 days of receiving it, any Section 21 notice they serve is invalid. Furthermore, you may be entitled to claim compensation of up to three times the value of the deposit.
