Developers work to strict financial schedules and need certainty of a sale to manage their cash flow and construction plans. This is why they impose a tight 28-day deadline from reservation to exchange of contracts. Our team is specifically structured to meet these deadlines.
You can, but you are not obliged to. It is highly recommended to use an independent solicitor who will act solely in your best interests. An independent review of the developer's extensive paperwork is crucial to protect you from potentially one-sided contract terms.
A reservation fee is a sum paid to the developer to take the property off the market while you proceed with the conveyancing. Typically, this fee is not fully refundable if you pull out of the purchase, making it even more important to get swift legal advice.
Legal Checks & Protections
A structural warranty, such as the NHBC Buildmark, provides a 10-year insurance policy against major structural defects in your new home. We will check that a valid warranty is in place and that it is acceptable to your mortgage lender.
