Your Auction Questions Answered

For Buyers

Why do I need a legal pack review before the auction?

A winning bid is a legally binding contract. A pre-auction review is your only opportunity to conduct due diligence. It uncovers potential issues with the title, lease, or special conditions that could cost you thousands after you are committed to the purchase.

What are 'Special Conditions of Sale'?

These are clauses specific to the auction that override standard conditions. They often contain the biggest risks, such as significant additional fees you must pay, or a very short completion deadline. This is the most critical part of our review.

What happens after I win the bid?

Contracts are exchanged immediately. You will need to pay a 10% deposit and the auction fees on the day. The completion date is fixed, usually 28 days later. It is vital to have your finances ready before you bid.

For Sellers

Why is a high-quality legal pack important?

A comprehensive and well-prepared legal pack gives potential buyers confidence. It allows their solicitors to give them positive advice, which encourages more bidding and can help you achieve a higher final sale price. A poor or incomplete pack can deter serious buyers.

When should I instruct a solicitor to prepare the pack?

You should instruct us as soon as you decide to sell at auction. It can take several weeks to compile all the necessary documents, such as property searches and management information for leaseholds. Starting early ensures your pack is ready for the auction catalogue.

What happens after the auction if my property sells?

The contract is legally binding on the day of the auction. As your appointed solicitor, we will then manage the transaction through to completion, ensuring the buyer's funds are received and the legal title is transferred on the agreed completion date.
